The analytics page gives you a bird's-eye view of your business' performance throughout time. Analytics is accessible from the Analytics tab in the Guesty Dashboard.



Date range types


  • 1W: last 7 days + today
  • 1M - last 30 days + today
  • 1Y - last 165 days + today
  • MTD - month-to-date - 1st of the current month up to today
  • QTD - quarter-to-date - 1st of the month of the start of the current calendar quarter, up to today. For example, if today is 02/14/18, then the range will be 01/01/18 - 02/14/18.
  • YTD - year-to-date - from January 1st of this year, up to today
  • ALL - from the first reservation you made through Guesty, up to today

Custom dates:

Of course, you can set custom date ranges, using the date picker on the top left-hand side of the screen.

>* All date selections are calculated by night. For example, if my date range is 01/15/18 - 01/16/18, then it calculates all of the reservations on the night of the 15th and the night of the 16th.


Analytics views

  1. Revenue - overall trends for key metrics throughout the account within the selected date range
  2. Revenue by listings - a closer look at the key metrics for each listing separately


Revenue calculations 

Calculate the revenue by one of the following parameters: 

  • Check-in 
    The entire amount of the reservation counts in time filter if, the check-in date is during those times.
    For example, a reservation with 5 nights, 2 in month A and 3 in month B. The check-in is in month A and therefore the entire revenue goes in month A.
  • Check-out
    The entire amount of the reservation counts in time filter if, the check-out date is during those times.
    For example, a reservation with 5 nights, 2 in month A and 3 in month B. The check-out is in month B and therefore the entire revenue goes in month B.
  • Calendar 
    Distribute the revenue by average price by calendar days.
    For example, a reservation which has 5 nights, 2 in month A and 3 in month B and an average nightly revenue of $50, will have $100 revenue in month A and $150 revenue in month B.
  • Confirmation 
    The entire amount of the reservation counts in time filter, if the confirmation date is during those times.
    For example, a reservation with 5 nights confirmed on 16/1 with check in on 29/3 and check out on 4/1. The full revenue is counted in January.


  • Revenue: total revenue (host payout) from reservations within the selected date range.
  • Commission: your commission, as you set it up in the system settings page, or the listing settings page. If you haven't set it up, it uses "net income" as a default. You can read about rev share here.
  • Occupancy:


    Unavailable nights are nights which were blocked for a reason which is not a reservation. For example rental periods, calendar rules or reserved nights.

    The occupancy rate is calculated from January 2019 onwards

  • Avg. nightly rate: the sum of all nightly payouts, divided by the number of booked nights.
  • Rev pal (revenue per available listing): rev pal is a metric that helps you calculate the overall efficiency of your business, by taking into account both the revenue per night and the occupancy rate and combining them into one metric. It is calculated as avg. nightly rate times the occupancy.

    Example: if the avg. nightly rate is $200, and the occupancy is 90%, then the rev pal will be $180.



Below the aggregated metric values, you will see a trend graph for the 2 main metrics - revenue (blue) and commission (purple). The axis of the graph changes automatically to best match your search (a yearly search will be shown month-by-month, while a weekly search will be shown day-by-day)


Pie charts

Other than trends for revenue and occupancy, the revenue analytics page shows two pie chart breakdowns:

  1. Revenue by channel
    this will show your revenue by reservation channel (Airbnb,, etc..
  2. Revenue by source
    This will show how your revenue breaks down - which part is due to accommodation fare, cleaning fee, taxes, etc..

Note that one or both graphs might not appear, if there is no data to show.


Inactive listings

Deactivating all features for a listing removes its data from the analytics page.

In order to keep seeing data for these listings, you should unlist them (from the marketing tab of the listing), but keep them active.


Consistency with Custom Reports in the Reservation reports tab

The reservations Custom Reports, unlike the analytics page, calculates revenue in a different way - by payout, and not by check-in. This actually makes a lot of sense, since the reports give a detailed account of the reservations in a given period, while the analytics is design to give an overview of your business performance.

Because the analytics data is calculated by night, while the custom reports are calculated by total payout, in some cases it might show different data than shown in the reservations reports.

For instance, if you create a report of all reservations with check-in in 2017, you will get 2 types of discrepancies:

  1. reservations with check-in in 2016 but check-out in 2017 will NOT be seen in the reports, but will show in analytics.
  2. Reservations with check-in in 2017 and check-out in 2018 will show the entire payout (including for the days in 2018) in the reports, but will only show partial revenue in the analytics.

As mentioned, this is the correct way to view reports and analytics, each for its own particular use case.


FAQs appears twice in the "revenue by channel" pie chart

The channel chart uses all available channels, from both automated and manual reservations. In automated reservations from, the channel is marked as "". If you used manual reservation and wrote as a source "" (lowercase B), for example, the chart will display it as a different source.

Reservations from before you joined Guesty

With old reservations from before you joined Guesty, you might see the reservations themselves in the calendar and in reports, but these reservations are currently not calculated for analytics.

Rev share seems incorrect

The commission formula affects analytics only for reservation after the formula was first set/changed. For that reason, say you had a 20% commission set, and you then changed it to 25%, the change will only apply to reservations made after that change.
