How can I see my listing's reservations?

One feature of the Property Management Software (PMS) is your listing's reservation calendar, which is updated in real-time. Through this live calendar view, you can edit the prices and availability of each listing.

 

View your listing’s reservations:

Once you connect your Airbnb account to Guesty, we scan your bookings (past and future) and display them all on the calendar. By clicking on each one of the green blocks, you can enter the reservation to see all of its data

By hovering your mouse over confirmed bookings, you can easily review guest name, number of guests, reservation dates, and total payout amount.

Edit pricing and availability:

One of the most useful things you can do with the calendar is both updating your pricing (for either specific dates or a range of dates) and changing your availability (either opening dates or blocking dates).

To get started, simply click on each of the dates without a confirmed reservation and adjust the information according to your needs. If you wish, you can also add specific notes to blocked dates for you and your team.

Information that you update your Guesty calendar will automatically sync to your Airbnb account.

 

What happens if you update prices of dates that have already been booked?

Similar to Airbnb, this will not affect the current booking's price. However, in the event that the reservation is canceled, the newly available dates will be priced at your most recently updated rate. 

For example, let's assume that John Doe has booked one of your listings for 4 nights during October, at a rate of $100/night. If you then change October's pricing to $120/night, John Doe will still pay $100 a night for his existing reservation. However, if John Doe cancels his booking, those 4 nights that are now free will be listed at $120/night. 


Important note: if you are using Guesty to connect more than one platform (i.e. Airbnb and HomeAway, or Booking.com, etc.), the pricing and availability of your calendars needs to be managed through only the Guesty Dashboard and not through each individual platform. This way, you have the ability to manage all of your platforms in one place and avoid mistakes.
